Isn’t the Pandemic Over?

There seems to be a race between the new variants storming the world and getting shots in the arms of as many global citizens as possible.

However, in most countries, the vaccination shots are not winning the battle with the new variants.

There are numerous jurisdictions in the world going into further lockdowns.

However, like many folks, I feel confident that we as a world could be in a better place by mid to late summer.

I don’t know about you, but I think we will continue to see caution in many parts of the world. We may not get back to some sense of normal until very late 2021 or early 2022.

What Can You Accomplish?

According to writer Joseph Epstein, “81 percent of Americans feel that they have a book in them – and should write it.”.

After several failed attempts over the last couple of years, I wrote a book.

I have had a real passion for investment real estate over the last couple of decades. In addition, now going into my tenth year of working with clients to purchase their first investment real estate property.

I coached most of my clients in person and really saw no need to have a website or any formal content in a workbook or book.

But the more I worked with coaching clients. I was being asked by these folks if I could at the very least create a workbook and planning guide. In other words, a place they could keep the learning they were receiving from our coaching sessions.

Working with a beta group of clients, I wrote my workbook and planning guide capturing my investment real estate methods, processes and content.  I was proud of the workbook and planning guide, ready to use one-on-one clients and then boom. The pandemic hit the world.

My workbook and planning guide editor said, Rick, this should be a book.  At first, totally resistant to this notion, but as my coaching clients dried up from the pandemic, I knew it was time to either mope around or do something special.

The Book Writing Journey Began

The first piece of advice I had been given over and over again was to niche down.  By niching down, you can have more impact on people.  When I started writing a book on investment real estate, it was very general. There are many great books and content on investment real estate; how could I offer something different?

I took a hard look at my coaching clients and joint venture partners, and they had one common trait: all first-time investment real estate investors.

I niched down and wrote a book for first-time investment real estate investors.

Invested in Me – Honed My Self-Publishing and Marketing Book Skills

During the pandemic, I decided to get more education on self-publishing and how to market a book.  I attended a Writers’ Conference through Zoom, fall 2020.  The experience was fantastic, and the learning was excellent.

I was introduced to a self-publishing and marketing book expert and coach.  I signed up for a twelve-week beta writers’ group program-what a godsend.

Advance Review Copy, Free Copy of My Book

Part of launching a successful book is to get folks to read your book in advance of your book launch.  It would be best to reach out to influencers in your industry and readers who would like your book’s content.  Getting these folks to read your book in advance would offering readers a free copy and ask for an honest review work?

What Else Could I Offer?

Not only have I offered my advanced readers a free copy of my book; in addition, another benefit the book is not available for purchase yet.
