A Life Passion Leads to Self-Publishing and Marketing a Book; Why?

Book EM’ Dano (Free Book Offer)

Do you remember this catchphrase from the TV Show Hawaii-50?

In my last post,  I was a little subtle in asking for your help.  I am looking for readers of my book. With the vaccine rollout not going as quickly as most of us would like, besides, the new variants are still holding us captive; you might have been in the same predicament as me.

For instance, through the pandemic, have you watched more TV reruns than you ever thought possible in your lifetime?

My pandemic life started this way, and I found myself adding Prime Video and the Disney Channel to my streaming services.  To top off the list, my friends at Apple threw a free year of their streaming service for buying one of their products.

Heaven or Hell’s Gate

Wow, sitting on the couch and watching video heaven until the medical system sends over an ambulance to cart off my body and brain.

Don’t get me wrong. I love watching TV and Movies as much as the next person. However, I need to create some balance and achievement in my life.

Last Blog Post

In my last blog post, I mentioned writer Joseph Epstein said, “81 percent of Americans feel that they have a book in them — and should write it.” What Would You Love to Accomplish During the Pandemic; Write a Book?

Therefore, if Joseph is reading my last blog post, he should be proud; why? After several failed attempts over the last couple of years, I wrote a book.

If you have been reading my blog posts, you will see I write various articles. However, these posts all have one thing in common: entrepreneurship, small business practices, and financial investments, including investment real estate.

I have had a real passion for investment real estate over the last couple of decades. In addition, I am now going into my tenth year of working with clients to purchase their first investment real estate property.

I Need Your Help; Can You MacGyver a Read?

I coached most of my clients in person and really saw no need to have a website or any formal content in a workbook or book.

But the more I worked with coaching clients. These folks were asking me if I could create a workbook and planning guide, in other words, MacGyver, a place they could take notes of the learning they were receiving from our coaching sessions.

Working with a beta group of clients, I wrote my workbook and planning guide capturing my investment real estate methods, processes and content. I was proud of the workbook and planning guide, ready to use with one-on-one clients and then boom!

The pandemic hit the world.

When you have clients, who are motivated to buy investment real estate, in addition, they like the content and the way you are coaching them to succeed. Purchase and rent their first investment real estate property is the goal. Therefore, getting them to help you develop a workbook and planning guide for them is pretty easy to ask.

The Book Writing Journey Began

The first piece of advice I had been given over and over again was to niche down. By niching down, you can have more impact on people. My workbook and planning guide became the essence and path to writing a book on investment real estate.  After all, I had been encouraged by the workbook and planning guide editor to write a book.

My original investment real estate book was too general. There are many great books and content on investment real estate. Therefore, I needed to follow great advice and niche down.

I took a hard look at my coaching clients and joint venture partners, and they had one common trait: all first-time investment real estate investors. Test How to Unlock Your Vault to Investment Real Estate Vault to Success

Clarity set in, and I wrote a book for first-time investment real estate investors.
