A Life Passion Leads to Self-Publishing and Marketing a Book; Why? In my last post, I asked for your help because, as an author, I am looking for readers who are interested in the topic of my book.

I know the pandemic feels like it is in the rearview mirror; however, through the pandemic, might you have watched more TV reruns than you ever thought possible in your lifetime?

My pandemic life started this way: I added Prime Video and the Disney Channel to my streaming services. To top off the list, my friends at Apple gave away a free year of their streaming service for buying one of their products.

Wow, I am sitting on the couch watching every movie and TV series ever made.

Don’t get me wrong. I love watching TV and Movies as much as the next person. However, I needed to create some balance and achievement in my life.

Last Blog Post

In my last blog post, I mentioned writer Joseph Epstein’s statement that “81 percent of Americans feel that they have a book in them—and should write it.”

My big question became, “What would you love to Accomplish During the Pandemic?”

My answer is, “Write a Book.”

Therefore, if Joseph is reading my last blog post, he should be proud; why? I wrote a book after several failed attempts over the last couple of years.

If you have been reading my blog posts, you know I write various articles. However, these posts all have one thing in common: entrepreneurship, small business practices, and financial investments, including investment real estate.

Over the last few decades, I have had a passion for investment. In my tenth year as a one-on-one investment real estate coach, helping clients purchase their first investment real estate property.

I Need Your Help; Can You MacGyver a Read?

I coached most of my clients in person and saw no need for a website, workbook, or book.

But the more I worked with coaching clients, the more these folks asked me if I could create a workbook, in other words, MacGyver, a place where they could take notes of the learning they were receiving from our coaching session.

Working with a beta group of clients, I wrote my workbook and planning guide, capturing my investment real estate methods and processes. I was proud of the workbook and planning guide, which was ready to use with one-on-one clients, and then boom!

The pandemic hit the world.

I couldn’t work with my clients in person, which gave me the wake-up call I needed.

When you have clients who are motivated to buy investment real estate, they can’t easily access you but would like the content to help them succeed in purchasing and renting their first investment real estate property.

My goal became clear: to write a book and a supporting workbook to help my clients.

The Book Writing Journey Began

The first piece of advice I had been given over and over again was to niche down. By niching down, you can help people in a specific area.

My workbook and planning guide became the essence and path to writing a book on investment real estate after the editor of the workbook and planning guide encouraged me to do so.

My original investment real estate book idea was too general.

There are many great books and content on investment real estate. However, most of the clients I worked with were first-time purchasers, so my niche was right at my door.

Part of launching a successful book is getting folks to read it before the launch. This involves reaching influencers in your industry and readers who would like your book’s content.
